Proposal for a rate system for exorbitant rents

Proposal for a rate system for exorbitant rents

Hülya K. ORUÇOĞLU

After earthquake victims were exposed to exorbitant rent increases, the Ministry of Justice took action. The Ministry has started working on the law that provides prison sentences of 2 to 5 years for those who carry out exorbitant increases in the prices of products and rents during the period of the earthquake and the epidemic. While the study is seen as a positive step in identifying opportunistic hosts, it is said that it will remain incomplete in solving the problem.

‘A TEMPORARY MEASURE’

Hakan Akdoğan, President of the Association of Entrepreneurial Realtors (TÜGEM), said: “Taking such a step to identify opportunists is very valuable. However, it should not be limited to this. What will happen when there is no earthquake or epidemic? Were the rents very normal 20 days ago?” saying. Addressing the tariff system as part of the solution, Akdoğan said: “To avoid exorbitant rent increases, current prices are updated, value maps are created in regions, square meter unit prices are calculated, the maximum rents from these and a tariff system is adopted, so there will be no speculative situations. It is imperative that the rents are determined according to the rate of inflation, using the correct mathematics”.

The lawyer Onur Cingil, for his part, referred to the study in question and said: “Here are human rights valid for both parties, from the right to property to the right to housing. On the other hand, the origin of the main problem here is the economic situation. This is a temporary measure, a band-aid. Exorbitant prices aside, there is a situation here because of the fact that the owners cannot make a living, ”he said. On the other hand, it was claimed that the Dutch government will impose price caps to protect tenants against rising rents.

The main problem is the economic conditions.

The lawyer Onur Cingil pointed out that the most important reason for the increase in housing rents was low purchasing power, saying: “The economic situation must improve for the problem to disappear. Furthermore, with the reality of the earthquake in Turkey, a policy should be developed that gives everyone the right to renovate their home or shelter. Housing in Turkey must be seen as a need for refuge,” he said.

Housing projects must be developed to be rented

TÜGEM President Hakan Akdoğan emphasized that there is a need for residences to be built for rental purposes only in Turkey. “Of course, rents must be reasonable and reasonable,” Akdoğan said, adding: “For this, housing projects for rent should be designed instead of projects that are constantly being developed for people to own. However, people are encouraged to buy houses with ongoing projects. People can also rent for a part of their life or all the time if they want. For that, it is necessary to encourage leasing projects, ”he said.
