According to the Istanbul Housing Fees Report, in which a real estate technology platform examines figures for on- and off-site fees in 39 districts of Istanbul, average rates in Istanbul increased by 107% on inside properties and on 118% off-property. .

The district that paid the highest fees on farms was Şişli with an average of 1,971 lira, while the lowest fee payment was made in Arnavutköy with 423 lira.

PAYMENT OF QUOTA AS RENTAL

Accommodation rate in 21 districts of Istanbul, including Sarıyer, Beykoz, Beyoğlu, Çatalca, Esenler, Zeytinburnu, Silivri, Fatih, Bakırköy, Şişli, Kadıköy, Beşiktaş, Bayrampaşa, Kartal, Sultanbeyli, Çekmeköy, Kağıthane, Küçükçhirmece Prices increased by more than 100%.

Suat Sandalcı, president of the Turkish Urban Facilities Management Association, noted that the legislation governs housing estates, housing estates and apartments, and that people only provide services.

Sandalcı continued:

“These problems on the sites have also been brought to the agenda by administrators who do not know the legislation and regulations and cannot apply the law.

There are managers who demand fees without getting the approval of the apartment owners and without meeting with the apartment owners.

If we are going to increase the quota, it must be passed through the institution of apartment owners.

We should use the authority given to us by the landlords by working on legislation related to the decision books and obtaining the approval of the landlords.

It is not among the manager’s duties and authorities to say that I increased the fee from 900 lira to 2,900 lira without getting approval.”

SITE BUDGETS WILL NOW BE CONTROLLED BY INSPECTORS

Sandalcı also warned the apartment owners: “The apartment owners do not attend the general assembly. Since they did not attend the meeting, all decisions made there with a 50 percent majority plus 1 vote of the meeting attendees are legally valid. After this is valid, whether you sign or approve, you must pay the fee in advance within that year.”

Sandalcı said, “There are demands for advance fee expenses in places like Beykoz, Çengelköy in our districts like Şişli, Büyükçekmece and Beşiktaş, ranging from 5,000 lira to 8,000 lira.”

“We need to discuss if this is correct information, because the site fee varies depending on the structure of the site. The Housing Policies and Facilities Management Services Branch was established. Site budgets will now be audited by inspectors and ministry officials.”

THERE ARE EXTRAORDINARY INCREASES

Site resident Ulvi Avcıata said: “Decisions can be made before the general assembly is held. While I paid 660 lira last year, the fees I paid this year increased to 1,490 lira. There is an increase of 125 percent. Arbitrary increases in site management can be made. We oppose. Citizens suffer at this point. No increase should be that big. They are exorbitant increases and therefore, it is one of the factors that contributes the greatest factor in the increase in inflation, ”he said.

Another resident of the site, Tarık Akay, stated that he paid fees of about 1,500 lira, saying, “Like everyone else, we are experiencing fee problems. I think it is because we are not governed by law number 634. I think spending should be more controlled. It should be done by asking the owners of the flats.
