Rents in Anatolia reached the metropolises
The level of housing rental prices across the country has caused Anatolian cities to compete with the prices of metropolises such as Istanbul and Izmir, and the housing crisis has spread throughout the country.
In the districts where life is relatively cheaper in Istanbul, the cheapest rents start from 7-8 thousand lira and go up to 10-12 thousand lira. In many other districts, rental prices around TL 25-30,000 started to ‘normalize’. This situation is no different in Anatolia, where prices are expected to be more affordable than in the big metropolises.
While Istanbul residents cannot yet get used to rents above the TL10,000 band, rents can reach TL7,000 in Nevşehir, TL8,000 in Aksaray, TL10,000 in Karabük and Bartın and 12,000TL in Konya.
While rents increased to 7,500 TL in Şanlıurfa and Adıyaman, which were affected by the earthquake, and to 10,000 TL in Malatya; It is seen that it has reached 12 thousand TL in Adana.
This situation, which we found on various advertising sites, was confirmed by the chambers of real estate agents in the provinces concerned and explained the reasons.
‘HOUSE OWNERS BASED ON THE INCREASE IN OTHER PROVINCES AND THE DOLLAR’
Some of the presidents of the chambers of real estate agents in these provinces, whom we reached as Sozcu.com.tr, explained that new houses could not be built in their cities due to rising construction costs, and prices almost skyrocketed. because the current supply was scarce. It is not enough to meet the growing demand.
Noting that another important reason is to factor in rising dollar prices for apartments for rent and for sale, realtors say homeowners have increased prices to these levels by factoring in price increases in other cities. important and being influenced by each other.
ZONGULDAK, BARTIN, KARABUK ARE HIGH CHAMPIONS FOR TWO MONTHS
On the other hand, according to data from the House Price Index announced yesterday by the Central Bank (CBRT), the provinces with the highest increase in house prices for two consecutive months were Zonguldak, Karabük and Bartın.
Although the increase in house prices in these 3 provinces was 161.1 percent annually in March, it increased by 147 percent in April.
Bünyamin Coşkun, President of the Karabük Association of Realtors, when asked why these provinces are leading the way in rising house prices, said: “Contractors are currently not building new houses in Karabük due to high construction costs. The supply is so limited that real estate agents cannot find a house to sell, ”he said, pointing out the imbalance between supply and demand.
Coşkun said: “For these reasons, the prices of apartments for sale here increased from 600 thousand to 800 thousand TL to 1.2 million TL in 6 months.”
Speaking to Sozcu.com.tr, the president of the Zonguldak Association of Realtors and Real Estate Managers, Sercan Günarslan, said that the severe increase in prices was due to the lack of construction, drawing attention to the same reasons why the current supply is not enough to satisfy the demand.
“Zonguldak is a small city, the number of residences is low. Günarslan said: “When it is less, its value increases.”
“People began to calculate in dollars when renting or selling their houses. And of course, they began to compare prices with other cities. Considering the increases in the neighboring provinces, there is a chain increase in all the provinces. Otherwise, there is no foreign influence on Zonguldak. Since these are coalfields, a public safety notation is placed on the title deeds and they cannot be sold to foreign nationals.”
