‘The 25 percent limit on rent is unsustainable’

The date has been extended to the 25 percent rent limit valid through July, which landlords and renters are eagerly awaiting. Explaining the rent cap regulation, Justice Minister Bekir Bozdag also stated that they are working on sanctions that can include jail terms or fines for exorbitant rent increases. The experts, on the other hand, stressed that due to rising housing prices, rent cap regulation or mediation system cannot solve the landlord-tenant problem.
MEDIATION IS NOT ENOUGH
Haci Ali Taylan, President of the Federation of Realtors of Turkey, emphasizing that after the increase in house prices, the application of the rent cap remained far from the reality of the market, said: “The rules in the market do not meet the 25 percent limit. In the lawsuits filed in connection with the landlord-tenant issue, one and a half years in Istanbul and one year in Ankara are given per day. The mediation system does not seem to solve the problem either, ”he said.
INCREASE THE CONFLICT
Saying, “The extension of the 25 percent limit can make problems grow and conflicts between tenant and landlord increase,” Taylan said, “While a tenant in the same building pays 15 thousand TL, another tenant he pays 3 thousand TL rent because he has been living in the same apartment for a long time. The former tenant will receive a 25% increase. Is this what will happen? Purchasing power has decreased, some people have to live on that rent “This regulation has not yet been implemented. The industry needs more entrenched, permanent, and quick control solutions before the rent cap. Taylan added that the views of industry representatives were not taken while the regulation was being prepared.

‘Short-term rentals stand out’
Vice President and Senior Civil Engineer of the Association of Entrepreneurial Realtors Dr. Mustafa Koçak explained that after the extension of the 25 percent rent limit, landlords began to evaluate different alternatives, saying: “After the increase limit of rent, landlords generally prefer two options. Some began to sell their residences. Those whose houses are vacant make contracts for less than 6 months or resort to short-term rentals, such as daily and weekly. I think the extension of the 25 percent cap will further increase short-term rentals.”
