Interest in Thracian lands increased after the earthquakes

After the earthquakes centered on Kahramanmaraş, interest in land in the Thracian region increased by up to 200 percent, while experts warned investors to be careful.

After the earthquakes in Kahramanmaraş on February 6, statements by some experts that a strong earthquake was expected in Istanbul caused concern among people living in the city.

While the citizens living in Istanbul were looking for alternatives on what to do in case of earthquakes and natural disasters, one of the first things that occurred to them was to look for land in Thrace.

While search traffic to online real estate listing sites has skyrocketed, the increase in demand has also been seen specifically in the countryside.

SEARCH STARTED IN SİLİVRİ, ÇATALCA, ÇERKEZKÖY

Investors, especially Silivri and Çatalca, Istanbul’s gateway to Thrace, and the Çerkezköy, Kapaklı and Saray regions of Tekirdağ; He started looking for land in the center of Kırklareli and in the districts of Vize, Pınarhisar, Lüleburgaz and Babaeski.

It was observed that the citizenry demanded land where they could put containers, small houses and prefabricated houses and remain in these structures in case of natural disasters. While there was a fluctuation in prices due to increased interest, experts warned investors not to be fooled.

‘ADDS CONTAIN FALSE INFORMATION’

Speaking to Anadolu Agency (AA), Silivri Real Estate Consultants Association President Mustafa Altınkök stated that interest in land in the district increased after the earthquakes, adding that many citizens flock to the region every the days to buy land.

Altınkök said: “Previously, applications were only for investment purposes, but after the earthquakes, citizens are now looking for a place to ‘come and stay in case of any natural disaster.’ We have seen this before during the Covid-19 era. Citizens need a place to shelter in difficult times.” saying.
Stating that the growing interest in Silivri has also mobilized malicious individuals, Altınkök warned investors as follows:
“Recently, phrases like ‘you can put a container’, ‘you can put a prefab house or a small house’ have started appearing in almost every advertisement. We see the beginning of such a marketing tactic. This is absolutely not true. Nothing can be put on any land or field that is not developed. Buyers should definitely not buy without doing an investigation of the corresponding municipality regarding the real estate they want to buy.

Altınkök advised buyers to work with registered real estate agents, especially in the region, stressing that there are malicious people who want to turn citizens’ investment appetite into opportunities.

4 OUT OF EVERY 5 PEOPLE DEMAND LAND WITH CONSTRUCTION

Mustafa Altınkök said that in addition to zoned land, interest in the fields has increased, that prices have increased due to this interest, and that citizens should thoroughly investigate the value of land when buying.

Altınkök said that 4 out of 5 people who come to Silivri to buy land, want to buy land with development, and one wants to buy a field.

Altınkök said: “It is taking a place, and the building to be built there will benefit from municipal services, if the necessary construction conditions exist, etc. and purchases should not be made without obtaining the necessary information from the municipality. It is necessary to compare the information received from the intermediary with the municipal planning plans”. he said.

Stating that real estate owners do not want to take out the land in their possession due to increasing demand, Altınkök added that even previously agreed sales can be cancelled.

INDUSTRIALS HAVE HIGH INTEREST

Çerkezköy Association of Realtors Association President Permanent Roof said there is great interest from investors, especially in the Çerkezköy, Kapaklı and Saray districts of Tekirdağ, and the central, Vize and Pınarhisar districts of Kırklareli.

Expressing that there is great interest in Silivri and the northern parts of Çatalca, which are located on Thrace’s border with Istanbul, Ceiling said that Thrace in general was the center of attraction for investors after the earthquake.

Techo said: “Demand for land in the region has increased by 200 percent. Not only the citizens, but also the industrialists of Istanbul have a great interest. They also want to move their production plants to Thrace so as not to have problems in the event of a possible earthquake. Although there is a great demand at the moment, the supply is almost non-existent”. he said.

The Permanent Roof stated that citizens requested land in the range of 500 thousand TL and 1 million TL maximum, and made the following warnings:

“Although there is not enough supply for the producers, there is enough land in the region for the citizens. There are issues that investors who want to buy land need to pay attention to. No construction may be carried out on agricultural land. With this in mind, they need to buy. From time to time, land that has the characteristics of a field without being converted to land is sold for distribution. This can create problems for the investor. Investors should pay attention to the fact that the land they buy is open for development, zoned, and foreclosed. There may also be foam in prices. At this point, investors should do some good research.”

‘MUST WORK WITH REGISTERED REAL ESTATE CONSULTANTS’

Fatih Karatepe, who is a real estate consultant in the Tekirdağ and Kırklareli regions, stated that the growing interest in the region has also mobilized unauthorized real estate agents, noting that complaints can arise from time to time.

Karatepe said: “We want our investors to work with ‘real estate advisors with real estate trade authorization certificate.’ Otherwise, we witness the existence of our citizens who come to us later and say that their investments are wasted.” he said.
Expressing that there are opportunists trying to attract clients with ads containing false information on various real estate sites, Karatepe warned investors to “do good research.”

‘LET’S GET AT LEAST ONE CONTAINER’

Real estate expert Abdulkadir Tanrıver said that there was intense activity in the region after the earthquake and investors approached them to buy land, no matter how big or small.

Tanriver said: “Citizens want a place where they can get out of Istanbul and rest in case of an earthquake, and he says: ‘I want at least a place where I can put a container.’ The increase in these demands, of course, also affects prices upwards. However, there is still real estate for all types of investors in the region.” he used his statements. (AA)
