My New Home Campaign did not meet expectations: Only 8 thousand people applied in 10 days
The My New Home Campaign, which was advertised to convert middle-income citizens into homeowners, did not turn out to be advantageous as advertised, and applications for the campaign were also limited.
While 2 million applications were received in two days for the My First Home, My First Workplace Project, which was announced in September and will be built through TOKİ; On the other hand, only 8 thousand 27 people applied to the ‘Yeni Evim Housing Financing Program’, which is aimed at middle-income people, in 10 days.
Expectations and reality did not coincide in this campaign, whose quota amounts seemed advantageous thanks to the support of the Treasury for 3 years.
House prices increased between 5 and 15 percent due to this campaign; After the applications began, the costs to be paid by the contractor were issued to the citizens.
ISTANBUL HAS BEEN THE HEAD
According to data from the Ministry of Finance and Finance, Istanbul led the requests for the program, which provided funding of up to 5 million lira in Istanbul, 3 million lira in Ankara, Izmir, Bursa, Antalya, Mersin and Muğla, and up to 2 million lira for other cities.
1,859 of the applications were made by those who wanted to own a house in the first region covering Istanbul, 1,797 in the second region covering Ankara, Izmir, Bursa, Antalya, Mersin and Muğla, and 4,371 in the third region covering other provinces .
EXTRA ACCOUNT OF 750 thousand TL FOR CITIZENS
One of the reasons applications to the campaign are limited is disagreements with contractors.
A citizen who wants to benefit from the campaign must determine the new houses that are within the scope of the campaign and meet with the contractors.
However, according to the campaign, it was revealed that the contractors, who were required to deposit 5 percent of the appraised value of the property in the bank as a contribution to the Ministry of Environment and Urbanism, added that money to the price of sale of real estate.
When the citizen is asked for the deed fee, the tax and the VAT derived from the declaration of total value, the sale price of the property increases again.
In other words, the contractor adds the amount of the tax, which is the difference between the cost of the floor, which appears as low on the balance sheet, and the actual price, on top of the price of the floor.
Real estate appraiser Celal Erdoğdu, speaking to Sozcu.com.tr, explained that these stages made citizens pay an additional 750,000 TL for a house worth 5 million TL.
It was meant to be home to 100,000 families BUT…
With the financing model, which will be offered with payment opportunities compatible with household income throughout the term of the loan, it is intended in a first stage to take all 100,000 families to their new homes first-hand.
However, although it was stated that 100,000 citizens will be homeowners in the first place, the absence of 100,000 homes in the scope of the campaign.
Real estate appraisal specialist Celal Erdoğdu, speaking to Sozcu.com.tr, said that there are 19 thousand residences below 5 million TL, of which correspond to zero floors in Istanbul.
Erdoğdu, who informed that there are 21 thousand new housing units of up to 3 million TL in total in Ankara, İzmir, Bursa, Antalya, Mersin and Muğla, said that there are 38 thousand residences of up to 2 million TL in other provinces and said : “100 thousand people will have their own house, it was said, but there are 78 thousand residences”.
2 MILLION APPLICATIONS REGISTERED TO THE TOKİ PROJECT IN 2 DAYS
Applications for the Social Housing Project to be built through TOKİ, for its part, began on September 14, at night, via e-Government; On September 16, in two days, it was announced that the number of applications was 2 million 4 thousand 435.
In a month and a half, 5,135,324 valid applications were received for the project, which will consist of 500,000 homes, 250,000 homes and 50,000 workplaces.
Environment and Urbanization Minister Murat Kurum, in his statement on October 25, announced that the number of applications exceeded 8 million.
