TOKİ President Ömer Bulut announced that the draws, which will start in the first week of November, will cover 250,000 residences in the first place.

Applications for workplaces and land will be made through e-government and from Halk Bank branches in provincial centers and Ziraat Bank in districts until November 15.

HOW MUCH ARE THE PRICES OF TOKI LAND?

“When the beneficiaries of the common plots get the majority, they will be able to apply to TOKİ and request that a house be built here. As of today, applications for residential plots and workplaces have begun to be received.

Our eligible citizens in the provinces and districts whose plans have been approved will be able to obtain their property titles starting in December. The distribution of all land titles will be completed in two years. The separate plots will be sold to our citizens under the TOKİ interest-free payment model, with prices starting at 192,500 liras, installments starting at 1,604 liras and maturities of up to 10 years. The payment of the plots with shares has been determined from 112 thousand 500 liras and that of the quotas from 937 liras.

WHAT ARE THE APPLICATION REQUIREMENTS FOR TOKİ LAND AND WORKPLACE?

For land and workplace applications, being a Turkish citizen and being over 18 years of age are among the priority conditions.

The electricity, water and road infrastructures have been stabilized, a zoning plan has been drawn up and it is ready for construction In the 1 million land applications, if the lands to be allocated are in any of the central metropolitan districts, there is a residency requirement within the boundaries of one of the central districts of that province, and within the boundaries of the municipality for which land allocation is envisaged in other municipalities.

Within the scope of the project, which will provide 50,000 jobs in total, those who apply for 10,000 jobs in 28 provinces must first be registered with the population of the province where the project is located or operates within the borders of that province.

Workplace applicants must have one of the documents showing Master’s Certificate, Business Opening Certificate, Related Chamber Registration Certificate, Tax Plate and e-commerce birth code, etc.

The monthly income of those applying for TOKİ land must be less than 16,000 TL.

TOKİ LAND ALLOCATION PROCESS AFTER OWNERSHIP

1) 1/10 of the award price of the land will be paid in advance, and the rest will be paid in 9 years in equal monthly or annual installments and without interest.

installment payment date; After paying the initial payment, the loan date is 1 year after the contract signing date. The installments can be paid in 9 equal installments over 9 years in annual installments, or in monthly installments over 108 months, starting 1 year after the initial payment is made. However, only one of the monthly or annual contract types will be preferred at the contract stage.

2- After the finalized adjudication of the land, a notarial commitment is made to guarantee that the owner of the adjudication fulfills his obligations.

3- After the delivery of all the documents such as receipt of initial payment, notarial commitment, etc., after the bank contract, the title transfer is made with mortgage and lien.

4-a) In the separate allocated lands; It is mandatory to start the construction of the house within the first year from the date of allocation of the land (if the infrastructure is completed), and to complete the central part in the second year.

b) When applicants apply to the bank for joint real estate (allotment of unseparated land) that is suitable for mass construction according to zoning plans, they will be deemed to have applied jointly with other applicants for these real estate. After the lottery, the holders of rights to these real estate must also start building their houses with their other partners on the same land due to their joint application within one year at the latest (if the infrastructure is complete) from the title date. , and according to the predetermined plan, the ground floor level for all blocks should be at most 2 They should be finished within the year.

Assignment owners agree and agree in advance to comply with the specified construction conditions.
Of the land awarded to those who do not comply with this condition, if there is a price paid, without the need for any provision, 10% will be deducted and the remainder will be returned and withdrawn.

5- All transactions carried out within the scope of the İlk Evim Land Project are exempt from all kinds of taxes, duties and fees.

During title transfer, the revolving fund fee will be paid by the assignment owner.

6- In the event that the number of applications made for the land exceeds the number of plots provided, the owner of the right will be determined with a support equal to 20% higher than the number of plots stipulated in the notary’s draw.
Once the zoning plans are approved and the zoning application is finalized and registered, the land will be determined by notarial lottery among the determined rights holders.

7- After the determination of the land as a result of the zoning plan studies and the culmination of the infrastructure works (electricity, water, sewage), the construction period will begin.
